How TICAM Is Calculated

Most leases allocate TICAM pro rata, based on the tenant’s share of the building:

Tenant Share=Tenant Sq Ft Total Rentable Sq Ft

Then:

Annual TICAM=Tenant Share× (Taxes + Insurance + CAM)

CAM itself is a bundle of line items—maintenance, repairs, janitorial, landscaping, parking lot upkeep, utilities for common areas, security, etc.
